Please always make sure to include form F510 when writing an offer. Both the Buyer and Seller need to sign it. 

 

 

How the Earnest Money is paid

 

Now that the contract is binding, the Buyer Client needs to deposit funds with the attorney you chose in 510 per the contract.

 

The instruction needs to come from the attorney's office directly. I will send a  copy of the binding agreement and ask them to email the instructions to them.

 

I have found it best to use the attorney portals. It keeps everyone on the same page. 

 

 

Example 511 Agreement For closing Attorney to Hold the Earnest Money

Please send a copy of the fully Executed Contract and Form F511 to the attorney, requesting the attorney sign it ASAP and then email it back and add it to SkySlope.

I will also ask the attorney to email Form 511 with a copy of the Earnest Money Deposit Receipt back in the same email.


Once received, please share it with the other agent.

Earnest Money Deposit Reciept Instructions

Once you receive both the Form 511 and Earnest Money Deposit Receipt add it to SkySlope.

This can not be from the bank. It must be shown as being deposited in the Attorney or Brokers Escrow account and include the Date, Name, Address of the property, and the amount of the deposit.
